A full-service general contractor manages your entire project under one contract. That includes design coordination, permits, the trades, the schedule, and the build itself. Tanglewood Construction handles all of that in-house for shopping-center buildouts, commercial tenant improvements, ground-up commercial, and residential remodels across Katy and the west Houston metro. You work with one contractor instead of three or four separate companies.
Texas does not license general contractors at the state level, so there is no license number to show. We are registered with the City of Katy. We carry general liability and workers' comp insurance, our crews are bonded, and the mechanical, electrical, and plumbing subcontractors we use are licensed. A named project manager runs every job.
Commercial buildout pricing in the Katy and west Houston metro generally runs $65–$180 per square foot for tenant improvements, $85–$250 per square foot for shopping-center and retail buildouts, and $175–$425 per square foot for ground-up commercial, depending on finishes, MEP scope, and how much existing infrastructure we can reuse. Yes. In-house permit expediting is one of the main reasons owners hire us. We assemble the submittal package, manage plan-review comments with the City of Katy and Harris/Fort Bend County, and coordinate the MEP sub-permits and inspections so your occupancy date doesn't slip. We also offer permit expediting as a standalone service for owners and other contractors.
MEP coordination means managing the mechanical, electrical, and plumbing trades as one job, not three. When those are separate contracts, conflicts show up in the field as expensive change orders. Because we coordinate MEP in-house, we catch clashes on paper before anyone opens a wall, sequence the rough-in so trades aren't colliding, and keep one schedule for the whole project.
