About Tanglewood Construction.

One contractor for design, permits, and construction. Based in Katy, TX.

Who is Tanglewood Construction?

Tanglewood Constructionis a full-service general contractor based in Katy, Texas, serving Katy and the west Houston metro. We’re a newer name in the market. Instead of splitting your project across a separate architect, mechanical, electrical, and plumbing (MEP) trades, and a permit runner, we put design, construction, MEP coordination, and city permitting under one contract.

Our main focus is commercial work: shopping-center and retail buildouts, restaurant pads, office and medical tenant improvements, and ground-up construction for free-standing retail, office, medical, and light-industrial buildings. We also take on residential work, including kitchen, bath, and primary-suite remodels, room additions, and full-home remodels, built by the same crew and to the same standards as our commercial jobs.

What sets us apart in the Katy market is the one-stop model. Most local contractors handle either commercial or residential, and most outsource permits and MEP. We handle it all ourselves: one point of contact across architecture, MEP, and permits, permit expediting through the City of Katy and Harris/Fort Bend County, vetted subcontractors instead of day labor, and a named project manager on every job who keeps the schedule and the change orders honest.

Who is Joe?

Tanglewood Construction is owned and run by Joe Sullivan. Joeis the person who owns the relationship, the schedule, and the standard of work on every project. We’d rather earn your trust with a clear model and a straight conversation than with big claims, so the specifics of Joe’s background, the company’s portfolio, and our team roster are covered directly during onboarding instead of listed here.

Tanglewood Construction is the operating name of Tanglewood Consulting LLC. As a newer Katy GC, here’s what matters most for trust in Texas.

What you can count on

What we hold every project, quote, and job to.

One contract, one contact

Design, permits, and MEP fall under one contract. You have a single point of contact instead of three.

Honest change orders

Scope and pricing explained up front. No surprise mid-project markups, which is the #1 fear people have with a bad GC.

Schedule discipline

We sequence work backward from your lease start, opening date, or move-in date, so the schedule matches your deadline.

Vetted subs, no day-labor

We vet and manage every sub in-house. A named project manager runs your job from start to finish.

Built for the Gulf Coast

We plan around Houston heat, hurricane season, and humidity, and we pick MEP materials to match.

We handle permits ourselves

We expedite City of Katy and Harris/Fort Bend permits ourselves so plan review and inspections don't stall you.

How does a new GC earn trust in Texas?

Texas has no statewide general-contractor license, so a license number proves nothing here. Credibility comes from city registration, insurance, bonding, vetted trades, and a named point of contact. That’s what we build on.

One contract for the whole job

Design, construction, MEP coordination, and permitting fall under one contract, instead of three separate contracts pointing fingers at each other when something goes wrong.

In-house MEP coordination

We vet, schedule, and run the mechanical, electrical, and plumbing trades ourselves, and we catch clashes before rough-in. This coordination is what makes or breaks a buildout budget.

Permit expediting handled by us

We assemble submittals, manage plan-review comments, and sequence inspections through the City of Katy and Harris/Fort Bend County, so occupancy isn't held up.

City of Katy registration

Our City of Katy contractor registration is being finalized. It will be listed in the footer before launch. We never show a state license number, because Texas doesn't issue one.

Insured, bonded, vetted subs

General liability and workers' comp insurance, a bonded crew, and vetted subcontractors instead of day labor. Coverage details are confirmed directly during onboarding.

A named project manager

Every job gets one named PM as your point of contact. Scheduling stays visible, and change orders are explained upfront from kickoff to punch list.
